Purpose of Role :
To have control on Property document management, Rental payment, Agreement execution and Due diligence of new properties.
Description of Role:
Preparing and sharing monthly rent master with tracking all the changes
- Ensuring timely rent payment and follow up with LL where GST / Maintenance Bills are not submitted on time
- Coordinating for necessary documents & Due Deligance Report for each new property and record keeping for future reference
- Drafting LOI and execution during property leasing
- Drafting of Agreement, Addendum as per legal guidelines and taking necessary approvals for deviation, if any
- Terms negotiation with Landlords as per Legal guidelines and modifications
- Ensuring necessary Board, Management, Legal & Compliance approvals for any New Location, Relocation or Closure
- Timely issuance of Termination Notice in case of Relcoation / Closure
- To coordinate with Zonal Admin & Finance to ensure smooth SD Recovery / Premise Handover post termination
- Coordinating with Legal department for any letigation cases related to Premise / SD recovery
- Ensure Agreement Registration of every new premises / existing premise
- Issuance of LOA for Agreement registration
- Releasing SD payment
- Timely renewal of Agreement & Escalations with necessary approvals post negotiation with LL well in advance
Competencies:
Exposure to Agreement drafting
Knowledge of legal procedure - mostly related to Real estate
Good communication and drafting skill in English
Mid level knowledge of MS office - Excel, Word and Power Point
Knowledge of Real Estate Life cycle - Property sourcing, Leasing, Termination, Handover etc.
Education & Experience:
LLB from recognised University
Certification in computer application (Desirable)
UG: LLB - Law
