Job Description
Role Purpose Statement:
The incumbent would be responsible for managing the Real Estate portfolio of the organization.
Main Accountabilities
- Setting up and manage the Real Estate Portfolio, exploring real Estate and a source of Investment for the Company.
- Review all land proposals through own resources, mediators / brokers, international brokers, and weekly newspaper ads.
- Make a list of all land proposals received in a register with land details, broker details, landowner details, site- visits etc.
- Make site visits and survey the market competitors and market dynamics to determine the purchase price, selling price, problems in the property, problems for development, feasibility etc.
- Engage with state level land department agencies (district collector, Tehsildar, revenue department, lease deed).
- Liaison work required with local authorities and with the government agencies within region.
- Prepare a project feasibility calculations for the sites found suitable.
- Reviewing land proposals including visiting, surveying, negotiating with landowners, contacting brokers, reviewing newspaper ads for lands for sale/joint development.
- Conducting multiple rounds of negotiation with the Landowners for successful conclusion of the chosen properties.
- Visiting the site on multiple occasions and differing timings to ascertain the physical possession and conducting market study in and around the surrounding areas.
- Providing daily, weekly and monthly MIS reports on all activities, contacts etc related to the above in Excel and ERP.
- Advising and clarifying the queries of the company and team relating to the title of property.
- Vetting title documents and preparing in-house due-diligence with respect to the properties, which the company wishes to purchase or sell
- Coordinating with land owners/ their Advocates to explain the queries raised on the property.
- Preparing various documents, Joint Venture, MOUs, Sale deed, POA, Sale agreement, undertakings, indemnities, etc., relating to purchasing of properties.
- Drafting customer sale deeds, construction agreement, Tripartite Agreement and other related documents.
- Full awareness with different state land laws for registration and selling of properties.
Qualification:
- Education- LLB
Knowledge, Skills, Abilities and Competencies:
- Should have excellent communication skills.
- Must have good liaising and negotiating skills.
- Maintain good relations with brokers, village office, Taluk office, Advocates, Registration Department etc.
- Should have good understanding on Local, Panchayat, Municipal and Corporation rules and regulations
- Should have good understanding of the local market and land availability.
