Role & responsibilities
Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance.
Maintains Chillers and air handling / CSU units; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.
Repairs and maintains a variety of facilities systems, repairs building plumbing, low-voltage, and line voltage electric systems, fire and life safety protection equipment/systems, sprinkler systems, detectors etc, conducts inspections for safety.
Should have thorough knowledge on Transformers operation & maintenance. Type of breakers & their safeties: Purpose & requirements of CEIG inspection.
Knowledge of water parameters (domestic / RO / STP) Coordinates for operation & maintenance of WTP & STP, water Tanks & washrooms.
Knowledge of different checks performed for DGs and preventative maintenance of DGs & variety of Pumps; troubleshoots equipment problems and identifies when appropriate AMC / CMC for external service provider to make repairs or perform warranty work.
Performs recordkeeping related to preventative maintenance and repair; may monitor work orders assigned to other vendors and assist them in managing work orders.
Knows and understands all safety procedures of the property. Trains less-skilled staff on safety procedures related to FMS operations.
Trains less-skilled staff in facilities maintenance trades, assists FM / management on performance evaluation.
Performs other duties assigned by the Property manager.
