Job Summary:
We are seeking an experienced and result-driven Project Manager to lead and oversee the initial phases of a large-scale (300,000 sq. ft), multi-storied commercial infrastructure development project in Kochi. The ideal candidate should have a strong background in commercial building projects, excellent liaison capabilities with government bodies, and a deep understanding of construction industry dynamics. The role will require coordination across multiple stakeholders, including consultants, contractors, vendors, and regulatory authorities.
Key Responsibilities:
Project Planning & Execution:
- Lead the pre-construction planning, feasibility analysis, budgeting, and scheduling of the project.
- Collaborate with architects, structural consultants, MEP consultants, and legal teams for project kick-off.
- Monitor project timelines, deliverables, and ensure adherence to quality and safety standards.
Liaison & Regulatory Compliance:
- Establish strong working relationships with local and state government departments.
- Manage and coordinate all sanctions, permits, and approvals (e.g., building permit, fire NOC, environmental clearance, airport height clearance, etc.).
- Ensure compliance with all applicable laws, codes, and regulations related to construction.
Vendor & Contractor Management:
- Identify, evaluate, and onboard outstation vendors for labour supply, material procurement, and equipment leasing.
- Negotiate contracts and manage vendor relationships to ensure timely and cost-effective delivery.
- Coordinate with civil contractors, MEP contractors, and other agencies on project mobilization.
Resource & Budget Management:
- Assist in creating and managing project budgets, cash flows, and cost-control measures.
- Track material utilization, wastage, and reconcile with procurement teams.
Risk Management & Troubleshooting:
- Anticipate potential project roadblocks and proactively mitigate risks.
- Resolve operational and regulatory bottlenecks during the preparatory phase.
Communication & Reporting:
- Act as a single point of contact for all project stakeholders.
- Prepare and present regular progress reports to senior management.
- Maintain accurate documentation and communication trails for all decisions and changes.
Qualifications & Experience:
- Bachelors degree in Civil Engineering, Construction Management, Architecture, or a related field (Masters degree preferred).
- 10+ years of project management experience, with proven expertise in commercial building projects of similar scale.
- Strong familiarity with construction practices, vendor ecosystems, statutory processes, and project financials.
Key Skills & Competencies:
- Strong liaison skills with government departments and regulatory bodies.
- Sound technical knowledge of civil, MEP, and structural aspects of high-rise buildings.
- Experience working with outstation vendors and contractors.
- Excellent multi-tasking, organizational, and time management skills.
- Proficient in project management tools (e.g., MS Project, Primavera, AutoCAD, Excel).
- Exceptional communication skills verbal and written.
- Strong negotiation, problem-solving, and decision-making abilities.
- Leadership capabilities with the ability to drive a cross-functional team.
Preferred Attributes:
- Experience working on commercial or mixed-use developments.
- Knowledge of local construction norms in Kerala and southern India.
- Understanding of SEZ regulation
- Fluency in English and Malayalam is a plus.
