Position Overview
We are seeking an experienced and results-driven Construction Project Manager to oversee our portfolio of construction projects from inception to completion. The successful candidate will be responsible for planning, executing, and finalizing construction projects according to strict deadlines and within budget constraints while maintaining the highest standards of quality and safety. This role requires exceptional leadership skills to coordinate cross-functional teams, strong financial acumen to manage project economics, and outstanding communication abilities to maintain positive client relationships.
Key Responsibilities
Project Planning & Execution
- Develop comprehensive project plans including resource allocation, timelines, milestones, and critical paths using industry-standard project management methodologies
- Create and maintain detailed project schedules using specialized construction scheduling software (e.g., Primavera P6, MS Project)
- Coordinate and lead pre-construction meetings to establish project parameters, clarify expectations, and define scope of work
- Implement effective project controls and monitoring systems to track progress against established benchmarks
- Anticipate potential bottlenecks and develop contingency plans to mitigate risks
- Coordinate site logistics, equipment mobilization, and material deliveries to optimize workflow
Financial Management
- Prepare and oversee detailed project budgets, cost forecasts, and cash flow projections
- Monitor all project expenditures and analyze variances between planned and actual costs
- Implement cost control measures to ensure projects remain within budget constraints
- Review and approve subcontractor invoices, purchase orders, and change orders
- Conduct value engineering to identify cost-saving opportunities without compromising quality
- Prepare financial reports for senior management highlighting budget performance and projections
Team Leadership & Coordination
- Lead and motivate diverse project teams including site managers, engineers, architects, subcontractors, and laborers
- Clearly define roles, responsibilities, and performance expectations for all team members
- Facilitate effective communication and collaboration between design teams, field personnel, and subcontractors
- Chair regular progress meetings to review status, address issues, and align efforts toward project goals
- Develop and mentor junior staff to build organizational capability and support succession planning
- Resolve conflicts and negotiate solutions to complex problems that arise during project execution
Quality Management & Compliance
- Ensure all construction activities comply with local, state, and federal building codes and regulations
- Implement and maintain quality assurance and quality control protocols throughout the project lifecycle
- Conduct regular site inspections to monitor work quality, identify deficiencies, and implement corrective actions
- Oversee the project closeout process including final inspections, documentation, and client acceptance
- Ensure strict adherence to company's health, safety, and environmental standards
- Maintain accurate and complete project documentation for regulatory compliance and auditing purposes
Risk Management
- Identify potential project risks and develop mitigation strategies to minimize their impact
- Monitor and update risk management plans throughout the project lifecycle
- Resolve technical and operational challenges to prevent schedule delays and cost overruns
- Manage change orders and scope adjustments to control project creep
- Implement dispute resolution processes to address conflicts with subcontractors or suppliers
- Ensure proper insurance coverage and contractual protections are in place for all project activities
Client Relationship Management
- Serve as the primary point of contact between the company and clients for all project matters
- Build and maintain strong professional relationships with clients and key stakeholders
- Provide regular updates on project status, challenges, and solutions to maintain client confidence
- Manage client expectations through clear communication about timelines, deliverables, and potential issues
- Lead client meetings and site visits to demonstrate progress and address concerns
- Ensure client satisfaction through responsive service and high-quality project delivery
Reporting & Documentation
- Prepare detailed progress reports for clients and senior management highlighting achievements, challenges, and forecasts
- Document project decisions, changes, and action items to maintain a comprehensive project record
- Develop and maintain project dashboards to provide real-time visibility into project performance
- Conduct post-project evaluations to identify lessons learned and best practices for future projects
- Create and maintain comprehensive project files for reference and compliance purposes
Qualifications
Education & Experience
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field
- PMP, CCM, or other relevant project management certification preferred
- Minimum of 7+ years of progressive experience in construction project management
- Proven track record of successfully delivering projects on time and within budget
- Experience with different project delivery methods (Design-Build, Design-Bid-Build, CM at Risk, etc.)
Technical Knowledge & Skills
- Strong understanding of construction methodologies, building systems, and industry standards
- Proficiency with project management software, scheduling tools, and construction management platforms
- Knowledge of building codes, regulations, and contract administration
- Understanding of construction documents, specifications, and architectural/engineering drawings
- Familiarity with BIM (Building Information Modeling) and modern construction technologies
- Working knowledge of construction estimating, cost control, and financial management
