Job Description
Roles and Responsibilities
The Head of Investments (HI) will report directly to the Chief Investment Officer and will have two small teams reporting to him. The focus of this opportunity is to design, develop and implement the strategy for a portfolio of direct investments in local Saudi real estate. The HI will be responsible for the financial performance of individual real estate assets and the overall portfolio in an effort to maximize value and returns. The preferred candidate will require strategic and analytical ability along with a deep understanding of the real estate markets that is coupled with a strong local relationship. The HI will be viewed as a pillar of expertise as it relates to Real Estate Investments in the areas of real estate development and income generating asset management. The HI will have deep and expansive knowledge of the KSA real estate market. He or she should have hands-on experience in working on multimillion-dollar real estate transactions. In addition to that the HI will have been exposed to local real estate portfolio management, development, leasing, sales and valuations. The HI will have excellent real estate investment acumen complimented by an understanding of the investment cycle. They must understand the macro and micro economic trends affecting their portfolio and individual assets. The incumbent will have experience in delivering profitable insights leading to decisive action in their portfolios while generating significant returns. The HI will be well versed into risk, controls, cost management and other operational issues as it relates to managing real estate income generating assets. The chosen candidate will demonstrate the ability to institutionalize processes to reduce the organizations risk exposure. They will be able to develop and implement controls and cost-effective approaches that will help minimize these risks. The HI will have potent alloy of strategy and tactical experience. They will have proven examples from their past of creating strategies for real estate which deliver bottom line results. They will have deep knowledge of strategic frameworks and their application. The HI would be responsible to monitor the real estate investment strategy progress as well as asset performance. The acme of which will be felt in the multiple realized upon exit of the investment. The HI will create a vision for the company's real estate portfolio and will further cement our clients position as the benchmark for real estate investments in KSA. He or she will be able to lead the market with innovative ideas and projects. The HI will understand how to build, lead and manage a team and will have a history of driving peak performance with a group of sophisticated investment professionals. Touching on succession planning, recruitment, incentives, performance management and more, the HI will be intimately familiar with the tool kit required to build a championship team and how to align it with the vision and strategy of the business. The HI will act as an advisor and help set and manage appropriate expectations, handle detailed, complex concepts and problems and make rapid decisions regarding management and development issues. Given the size and complexity of the projects and the investment decisions the company is currently engaged with, the HI would be looking at a long-term investment horizon and would require a commitment and dedication to oversee the full investment life cycle. Candidates looking for one- and two-year assignments will not be entertained for this position.
Desired Candidate Profile
Candidates for the role of Head of Investments should have:
10+ years working in a Real Estate investment environment with direct experience in sourcing, acquiring, developing and managing post acquisitions process.
MBA and/or CFA preferred, or equivalent in experience. Candidate must have strong financial acumen with a history of building a strong real estate investment portfolio.
Excellent strategic skills with a proven past of identifying, acquiring and maximizing assets value and investment return.
Proven leadership and team management capabilities directed at driving peak performance in his team.
Ability to create consensus with direct reports, managers and senior stakeholders.
Excellent communication skills in Arabic & English.
